Overview
What goes into a loan, what Proxara does with it inside Encompass or Arive, the tasks that reach the loan officer, and where it runs.

Overview
Proxara works each loan inside your loan origination system, Encompass or Arive, from the first document to approval in DU or LP. Your loan officers keep working in the LOS. Proxara writes what it works out into the loan's own fields and eFolder, runs the AUS, and asks the loan officer only for the decisions that are theirs, as a task in the loan.
What goes in
A loan starts the moment it is created in Encompass or Arive, and nothing is typed up front. From then on Proxara takes every document as it lands, in any order: what is filed in the loan's eFolder, what the borrower sends from their phone, and anything an officer forwards or adds by hand. That means paystubs, W-2s, VOEs, tax returns, bank statements, the credit report and your rate quotes, then the DU findings or the LPA feedback certificate once the AUS has run. Anything no document settles is asked, one thing at a time.
What Proxara does with it
- The qualifying monthly income, line by line, under the agency's rule for each income type, each number with its page and its rule. Each job's income goes into the loan's own income fields.
- The checks: the loan against every published limit before anything is submitted. DTI, LTV and CLTV, the county loan limit, funds to close, reserves and the term. What fails says by how much.
- The options: the changes that clear every check, the least extra cash from the borrower first, then the fewest changes. Where several limits fail, one change clears them all.
- The AUS run: Proxara enters the chosen change in the loan and runs DU or LP through Encompass. When the findings name something only the AUS can judge, it works the next change from them, round after round, until the loan is approved or no legitimate change is left.
- The result: which AUS approved the loan, on which round, and a result PDF filed in the loan's eFolder.
What reaches the loan officer
A task in the loan, and only when something is theirs to decide:
- Choose the structure, when a change would alter what the borrower borrows or pays. The task names the option Proxara would choose, with the borrower's cash and payment after it. Completing it takes that option; the others are in Proxara, under Tools.
- A question no document, report or loan file settles, asked once, with the page it came from.
- Check the figure, when someone typed a figure into the loan that the documents don't show. The typed figure stands until the officer decides.
Each task opens Proxara at the one spot it is about. In Encompass, a pipeline column says what each loan is waiting on: "2 decisions", "Ready for DU", "Waiting on DU".
In three steps
Proxara's screen
Opened from inside the loan, Proxara's screen shows the work on that loan as it happens, in five steps: Documents, Income, Checks, Options and Result. Nothing depends on anyone opening it. The record beside it keeps what each step came to: the documents read, the income, the checks or the AUS's answer, the option chosen and the result.
The loop
The reader turns the documents into facts anchored to the words on the page. Code works out the income, the loan's terms, the checks and the options. Proxara enters the chosen change in the loan and runs DU or LP, and code reads a report in DU's or LP's published layout in a fraction of a second. If the AUS names something only it can judge, Proxara works the next change from its answer, round after round, until the loan is approved or no legitimate change is left.

Your loans
Proxara's screen lists every loan under Open, Approved and Closed, each with its count, the loans that need you first. Your open loans also stand in the rail on the left, one click from wherever you are.
Where it runs
In your own Azure account, installed by your administrator with one installer, and connected to your Encompass or Arive with your own credentials. Your CRM can work the same loan through the API. See Installation, Integrations and the Trust Center.
Your first loan follows one loan from its first document to approval. What changes is written for the person deciding whether to run it.
